The Chamartín Meermann Group contracted  AUKETT + HEESE to prepare a concept design within the Lehrter Stadtquartier Masterplan for the blocks MK1+MK2 in the centre of Berlin, with hotel, conference, spa and shopping usage.

The 5.160 sq.m site is located directly next to the Berlin Main Railway Station (Berliner Hauptbahnhof), with Invaliden Street to the north, the railway viaduct to the south and the B96 road tunnel ramp to the east.

The project has 38.400 sq.m gross plus one below ground level. Start of construction is at the end of the year. The building permit was granted in March 2011.
